2011 Lawrence Ks Housing Market Forecast

Who's ready to see into the future!! LOL just joking but i wanted to take this time to share with you the forecast that was shared with me.

I am so fortunate to be a member of the Kansas Association of Realtors that offers to it's members the opportunity to hear first hand studies conducted by respected professionals.

This fall I attended a open table with Dr. Stanley Longhofer who is with the Center for Real Estate W. Frank Barton School of Business located at Wichita State University. The reason I'm excited about this is that he has used the data from the last 8 years to compile a report of the state of Kansas the economic market and focused on the Real Estate Market.

Future Outlook
According to this study they believe that the Lawrence housing market has started to show signs of improvements with home sales predicted to increase by 4.6% this year.

Effect on Sales Price
Buyer's are looking for the BEST deals and as a result the average home prices in Lawrence have dropped by 5% over the last 3 years and the Forecast predicts that they should stabalize or fall abour 0.5% in 2011.

Total Home Sales for Lawrence Ks in 2009 were 1,253

Predicted home sales for Lawrence in 2010: Study reported prior to the end of the year: 1,310

Forecast for Lawrence Homes in 2011: Increase in Sales in the Lawrence MLS to 1,430.
