Do you want to be On the Market or IN the Market?

Have you been playing around with the idea of selling your home but not really been IN THE MARKET! Some people think that they can talk to any realtor and get the best results! There are other things that you can do to ensure your success and most of those begin before the sign goes in the front yard.

1. De-clutter: get rid of all the extra items that crowd the halls and cover the counter tops. If your really looking to move then you need to start PACKING! It's time to think like your moving and put those breakables, personal items and photo collages away to make your home look move in ready for the pickiest buyers!

2. Curb-appeal: Everyone knows that first impressions are the most important! If it's May and you still have your Christmas lights out then it's time to take them down and look at planting some spring time flowers and making sure the grass is mowed and watered.

3. Paint: Touch up any of the old paint, remove dated wall paper and go for a neutral theme throughout the house. If you have light fixtures that are dated and you can afford to change them then check out a newer version. Some great places to shop are Home Depot, Westlake and Lowes they have great sets for any budget. Replace them if possible in the main living areas.

4. Carpet or flooring: Many people think that buyer's would rather pick out their own carpet or flooring but most buyer's typically don't want to have to worry about changing the floor when they move in even with the allowance so if you have carpets that need to be replaced it would be better to get them done before you list. Waiting until you list only allows the buyer's another opportunity to negotiate the price down!

5. Pre-inspection: GET YOUR HOME PRE-INSPECTED! The buyer will more than likely want another inspection but by having the home inspected prior to listing you have the opportunity to correct any deficencies that you find on your schedule and with your selected contractor. For example if you have a running toilet and you have the ability and skill to change the flapper that's something you can do on your own. If you have a buyer note that they can request a qualified plumber to do that repair which can increase your cost for the $7 piece to $75!!!Something to think about!

6. Interview, Interview, Interview: Do i need to repeat 4 times Interview!!! This is a big decision and you need to make sure the agent that you select is a RIGHT fit for you and your family! Just because Joe Smith sold your cousin's home doesn't mean that they will work for you. Know how your agent works, how do they communicate: email,text, phone calls, face to face? What's their marketing plan? How often do they hold open houses? I always plan a consultation with my prospective sellers to discuss the way I work and to make sure my techniques and personality will be a GOOD FIT for them.
