Will your home be featured with an Open House? Here are some tips for sellers:



We all know that buyers like to envision themselves living in homes they are touring.  That's why it is always suggested that you remove any personalization.  Putting away family photos and clearing away clutter can make a big difference in the perception of your home within a buyer's mind.

Clear counter tops are crucial, as is cleaning and even wiping down your appliances inside and out.  Simple fresh flowers are always a plus...especially when they come from your own yard!

One feature that interests buyers is almost always natural light.  Before leaving your home for the open house, be sure and open your window blinds and pull back curtains.  Buyers love to see light levels in each possible room.  Sometimes, you might have a room that provides less natural light.  Strategically placing mirrors can reflect and increase light in those situation.

Do you have a fireplace? 
If so, lighting a cozy fire in winter months can be very inviting to buyers touring your home.  Talk to your agent about having a fire going during the open house.

There are many theories about the scent of a home and the effect it can have on people touring your property.

Some say, no scent is best.  This may be easier said than done!  I have read articles that advise against cooking things like fish or heavily garlic food the days before showing your home.
Others say that simple scents like vanilla, lemon or pine are least offensive in case prospective buyers are sensitive or allergic to heavy scents.

I like the idea of walking into a home that smells like fresh bread or cookies.  Consider baking a loaf of bread or a tray of cookies in your oven prior to the open house times.  You might want to leave some treats for visitors...the delicious smells might make them hungry!

One tip that I read today was new and different:  fill a bathtub halfway with warm water and add a dash of bubble bath.  The scent can carry throughout your entire home!

You want to make people smile upon their very first impression.
Why not hang a simple and pretty wreath on your front door?  Or place a colorful chair on the porch?

Do you have some photos that show your home during all four seasons?  Some buyers are curious about landscaping during the warmer months and can't envision trees, flowers and bushes when it's a winter tour. Your yard can look so different when everything is in bloom!   It can be helpful if you create a photo board that shows the exterior of your home during the Spring, Summer, Winter and Fall.  It can also help buyers make a connection to your gorgeous landscaping!  Here's just a basic example:
Include a floorplan of your home, if you happen to have one!
